The Groth Gruppe is collaborating with Zabel Property, a JLL company, to market a centrally situated residential tower in Berlin’s Quartier Lehrter Straße, branded The Fritz. Under the terms of the cooperation, the brokerage will handle the exclusive sales and marketing of the 266 micro-apartments, which range between 21 and 42 sqm.
The Groth Gruppe’s 17-storey residential tower is a key element of the new neighborhood, which will provide approximately 1,000 new apartments. Planned by the architects Sauerbruch + Hutton, a new urban quarter is being created, in which all the buildings – including the residential micro-apartments tower – are set back from the street in a diagonal arrangement. At the heart of the development is a new city square with shops and restaurants. The quarter is within walking distance of Berlin’s main train station and will be directly connected to Europa City via a new bridge.
Residents can expect hotel-like facilities. The Fritz will include a concierge service, co-working spaces, and a bistro on the ground floor as well as a communal laundry room. The efficient studios will be delivered fully furnished and suited to the young professional seeking residence in the urban capital. Prices start at 130,000 Euros. Zabel Property has just started selling the apartments in “The Fritz”. The buyers, up until now, are of various nationalities from over 10 different countries.
“The single-household population in Berlin is currently measured at 54,5 per cent. In Berlin-Mitte, it is ranked even higher at 59 per cent. Efficient studio and one-bedroom apartments in central locations are in high-demand, considering the occupancy rate is below 2 per cent. Ideally, this demand can be met with micro-apartments in “The Fritz”.
