Development of Istanbul is very interesting.Normally all towns devlopes to one way which is the center line of growth.And then all investments intensifies that area.But Istanbul is very different from the other countries.

In spite of being near to the sea side, Istanbul is enlarging to back of sea.There is no living town in the world which is turn back to its sea.When you look at Istanbul, enlargement is realizing to everywhere.

Sea side is the south of city.The city is merging to Gebze in East way and merging to Tekirdag in West way.North is composed of forests and great divides.Investments are continuing to North way.

There is a sayings in Israil that working is in the Jaffa, worship is in the Jerusalem and entertaining is in the Tel Aviv.Like this for Istanbul that working is in the Europen side, living is in the Asian side.

But slowly this approachment is changing at the last decade.Office investments has increased year tı year in the Altunizade,Umraniye,Pendik and Kartal district of Asian side.So living and working population is rising in this side.

In the future years which side of Istanbul Is going to gain to investors?Europen Side or Asian Side? We can review  this situation in the following these topics:

1) Population:

Relationship of between property prices and population is directly proportional.If population increases in any area, that regions value is rising in the same time.When we look at this point of view, according to Turkısh Statistical Institude(TUİK), 65 percent of population is living in Europen Side, 35 percent of population is living in Asian side.

It is expected that increasing of population will be realized approxiamately 16Million person in 2023 year.According to these datas population is going to rise by 2 percent in Asian Side.

Providing with competitive power in the global platform for Istanbul that main goal should be  to transform of sectors to the  information and technic services, finance, informatic services.

From this point, emplotment structure was composed of 32 percent industry, 60 percent services and 8 percent agriculture in the recent years.It is predicted that this situation takes place 70 percent services, 25 percent industry and 5 percent agriculture.So this situtation will create increasing of population in Istanbul.

2) The Demand Of Land:

Structuring was completed in Asian side.Current structuring is spreading to forests and great pides.So because of the falling land supply, constructing will remain in the limited levels.This problem is being solved with transforming industry areas to construction lands.On the other hand, there will be land supply in the center locations within urban transportation. 

3)Low Intensity:

Intensity is very low in the Asian side.People are choosing asian side for living.When urban transformations increase between two side, asian side is going to be attractive region of Istanbul for buyers.

4)Priority Of Educated People Is Asian Side:

Because of planned structuring, educated people is choosing Asian side.The new applications are going to draw attention to Asian side.

5)Security:

Crime rates are less than Euroapen side in Asian side.Security is more good is Asian side.Being low events draw attention to Asian sid6e.

6)Industry:

Industry investments are going to fall with  urban transportations.Industry buildings are being directed to Gebze and Cayirova region The new route is Adapazari and Duzce.

In Europen side ındustry buildings have been move out from the  center locations to Cerkezkot and Luleburgaz regions.

7)Office Investments :

It is predicted that Kartal, Kozyatagi and Atasehir are the new atrractive office regions of Istanbul.It is expected that office areas are going to reach 10Million squa meter.

8)Finance Center:

Finance Center is the important reason of draw attention to Asian side.Istanbul Finance Centyer is composed of banks, finance buildings and modern offices.

Theory says that: ‘You invest your gain to developing side of city.If the city developes in the more areas, you should choose fastly growing area.’There are more constructions in Europen side.So real income is more high in the Europen side than Asian side.

But in the last years Asian side is the new attractive region of office investments.Kavacik,Umraniye,Atasehir and Kozyatagi districts draws attention to buyers.And urban transportation is going to increase interest to these areas.

Sabiha Gokcen Airport, marmaray project and Uskudar-Cekmekoy subway projects are increase the value of Asian side.

When we look at  squa meter and price factor, Asian side pledges more opportınities for  the long term investors.Atasehir is rising value of this side.On the other hand, from the point of renting factor, there are  a lot of opportunities for investors.

There are a lot of delays in construction sector at the world.But Istanbul has very good situation in the the world.In the long term all prices reach the real value.
